How Property Management Works at Dwell

Step 1: Initial Conversation

We meet with prospective clients to understand the property, your goals as an owner, and whether Dwell is the right fit. This is not a sales pitch, but rather an opportunity for both sides to ask questions, align expectations, and make sure the management approach makes sense. Whenever possible, we like to meet in person.

We walk the property with fresh eyes, looking at how it lives and how it looks. This helps us spot opportunities, flag issues early, and set the property up for a smooth launch instead of surprises later.

Step 3: Determine a Rent Rate

What’s your home going to rent for? We run the numbers internally, reviewing market data and comparable rentals to determine a realistic rental rate and positioning plan. We aren’t just picking numbers here. Instead, we’re using market comps, powerful software, and our experience of the market. Most importantly, we’re bringing your goals and objectives into the picture.

Step 4: Share the Strategy

We walk you through our recommended pricing and overall approach, including timing and positioning. We’ll lay it out simply but thoroughly. The goal is to make sure you understand the plan and are comfortable with the next steps before moving forward. It may be necessary to consider repairs, upgrades, or other features that will make the home pop on the rental market.

Step 5: Sign and Launch

We’ll get the property live, and make sure it’s listed on all major platforms from Zumper to Facebook. We monitor performance, manage inquiries and showings, and adjust as needed, handling the entire process through leasing and into ongoing management.
